How do I purchase a garage door?

Research several garage door companies

Things to consider:

  • How long do you anticipate living in your current home? Do you want the door to last for many years?
  • How important is quality to you?
  • Do you have a fully or partially heated room above your garage? Do you want this room to be a comfortable temperature? How important is energy efficiency and savings to you? Insulated doors are not the same! Many factors affect how well the garage will be insulated. Consider: R – value; the quality of the weather seal on the perimeter and on the bottom of the door; the number of seals between the sections; and the thermal breaks. In order to maintain the R - value, the outside of a metal garage door must not touch any metal of the inside of the garage door.
  • How dent resistant would you like your door? The order from highest to lowest dent resistance: polyurethane insulated, Styrofoam insulated or non insulated. Also consider the degree of rigidity: a 1 3⁄4” polyurethane door is rated at 100, a 1 3⁄8” polyurethane door is rated at 60 (40% less rigid ) and a 2” Styrofoam door is rated at 45 (55% less rigid).

Before purchasing a door, please ask the following questions:

  • Where is the door made?
  • How long has the company been in business?
  • Who will be installing your door (a sub-contractor or owner )?
  • How long have they been installing doors?
  • What quality of weather stripping, bottom seal, windows and hardware comes with the door?
  • What are the warranties on these products?
  • Check spring tension and make sure door is balanced properly
  • Will the door or window frames fade over time?

Important reasons why you need to have your garage door(s) maintained annually:

  • To ensure trouble free operation throughout the entire year
  • The torsion spring(s) are rated for 10,000 door cycles. After several cycles the spring(s) get weaker and weaker until after 10,000 cycles they finally break. When they get weaker, your door gets heavier! If you have an electric opener attached to the door, your opener has to compensate for the heavy door. Automatic openers are a convenience item only and are not built to lift heavy doors. A 9’x7’ garage door may weigh up to 200lbs!

A maintenance includes: ensuring your garage door(s) are balanced (stay half way open without falling to the ground); ensuring that tracks are not causing your door to stick; lubricating all rollers, hinges, cables, drums, shaft, bearing plates and torsion spring(s); tighten all nuts and lag screws; lubricating and adjusting opener(s) if necessary; lubricating weather stripping; cleaning door(s); and making any other adjustments necessary. There is daily ware and tear on your door. Having an annual maintenance on your garage door(s) will extend the life of parts that are going to break ie: torsion spring(s), cables or gears in your opener(s).
